This year’s edition also includes “all-in” costs, covering not only construction works but also professional and consultancy services, technology, furniture, MEP systems and reinstatement. The data is complemented by the results of a supplier survey involving more than 340 general contractors.

  • "All-in" Office Fit‑out costs increased by 3.8% in 2025, with only moderate further growth expected in 2026.
  • The "flight to quality" trend continues, driven by strong demand for Grade A offices and limited new supply.
  • Cost pressures vary across Europe, with the strongest growth seen in Southern Europe and CEE, while Germany and parts of Western Europe are expected to experience a more moderate trend.
