Bratislava, October 2026 – More than 720 new apartments were sold in Bratislava in the third quarter. Sales maintained a healthy pace throughout the summer, while new developments expanded the range of options available to buyers. According to data from BuiltMind, nearly 4,300 apartments were available on the market at the end of September, approximately 400 more than three months earlier.
The supply of new-build apartments has reached its highest level in nine years. Buyers looking for a new home now have more developments to compare in terms of location, layout and price. Sales remain strong despite the growing number of apartments entering the market.
New Developments Expand the Range of Options
More than 1,000 apartments were added to the market during the third quarter, across both new and existing developments. These included Q by Cresco Real Estate, Podzáhradná by ISMONT and Brenner Residence by STRABAG Real Estate.
As more apartments entered the market than were sold, the total number of available new-build apartments continued to grow.
“More than 720 apartments sold shows that demand for new homes in Bratislava remains strong. At the same time, supply is growing, giving buyers more options to choose from. The combination of solid sales and a wider selection is the most important takeaway from this quarter,” says Tomáš Kajúch, Chief Operating Officer at BuiltMind.
Prices Rise Moderately, While Two-Bedroom Apartments Remain the Most Popular
The average asking price of new-build apartments reached €5,740 per square metre. This represents an increase of approximately 2% compared with the previous quarter. According to BuiltMind, this is the highest average asking price recorded by the company to date. Current trends also suggest that prices may continue to rise, although at a moderate pace.
Two-bedroom apartments once again attracted the most interest, accounting for more than half of all sales. Buyers continue to favour smaller apartments, with two-bedroom and three-bedroom units also making up the majority of the current supply.
Intrade Group Records the Most Sales, While Milrose Leads Among Developments
Among developers, Intrade Group recorded the highest number of sales, followed by Cresco Real Estate and PROFINAL.
Milrose ranked first among individual developments, followed by Slnečnice and Slnečná Strana. The rankings include both publicly reported sales and confirmed sales that were not publicly disclosed.
Total Price Is Becoming an Increasingly Important Factor in Buying Decisions
A wider selection of apartments also means greater competition among residential developments. Buyers can compare available options more easily and choose an apartment that best matches their needs and financial circumstances.
Alongside location and quality of living, the final purchase price is therefore becoming increasingly important. A key consideration is whether buyers can afford the apartment within their budget.
„Affordable apartments in the lower to mid-market segments are increasingly coming to the fore. Buyers are giving greater consideration to what they can get for their budget, and with a wider range of options available, they can compare individual projects more effectively. For developers, it will therefore become increasingly important to offer a well-designed apartment at a price their target audience can afford.“ adds Kajúch.
New-Build Sales Remain Strong Despite Rising Mortgage Rates
Demand for new apartments in Bratislava remains high despite the gradual increase in mortgage costs. Average mortgage interest rates have risen from 3.4% at the beginning of the year to the current level of 3.9%. So far, this increase has not led to a significant slowdown in new-build sales.
„Despite rising mortgage rates, buyers have not withdrawn from the market. Strong demand for mortgages is accompanied by steady sales of new-build apartments in Bratislava, with even a significant expansion in supply failing to bring about any substantial slowdown in sales. In Bratislava, approximately one in six apartments on offer is sold each quarter, only slightly below the rate in a considerably larger market such as Prague, where approximately one in five apartments is sold.“ says Lukáš Brath, Senior Analyst at Cushman & Wakefield.
