Cushman & Wakefield (C&W) announces that it has advised on the BREEAM In-Use Part 1 certification process for Aveiro Center, an asset owned by the Euro V fund, managed by Savills Investment Management. The property has achieved a “Very Good” rating.
The project was led by C&W’s Sustainability & ESG team, and this certification confirms the commitment of both Aveiro Center and Savills IM to promoting sustainability and continuously improving the environmental and operational performance of the asset.
Among Aveiro Center’s strongest-performing categories was Health & Well-being. Its excellent result was primarily driven by full compliance with requirements related to internal and external lighting, including appropriate illuminance levels, glare control measures, lighting control systems, and the minimisation of flicker effects. Additional highlights include user comfort control measures and the provision of indoor resting areas, contributing to a safer and more comfortable environment for both occupants and visitors.
The Energy category also achieved a very strong score, driven by the efficient performance of the hot water systems, which secured almost all available credits, as well as the presence of installed controls and energy monitoring solutions by end use. These elements demonstrate a structured approach to energy management and operational performance tracking across the building.
In the Water category, Aveiro Center delivered a robust performance, supported by continuous consumption monitoring, the installation of efficient sanitary fittings, including taps, urinals and showers, and the presence of isolation valves, enabling more efficient water use and effective responses to potential incidents.
Finally, in the Resilience category, the asset stood out due to the completion of a flood risk assessment, the identification and consideration of relevant natural hazards, and the implementation of durable and resilient building features, complemented by alarm systems.
